Whimsical, artsy, warm home to rent in quiet neighborhood amongst trees. 20-ish mins to VLS.🍁🌲🏳️‍🌈🌍🌞

Flowery Description: This home is pretty whimsical and artsy and just has queer and feminine vibes.🪴🍁 It is situated amongst a lot of trees and some grass to look out upon. A lot of care and love has been put into making this a warm home to welcome... students to stay for a few years or so and feel cozy. As a VLS student myself, third year, I know most people come to Vermont from far away and with no home here. My first year here, I rented a room from a graduate of VLS and I found it really nice to be welcomed into an established home and have some calm amongst the trees. Additionally, during my university years, I rented a lot of rooms and apartments and moved a lot and I would have loved to rent a room or place that was decorated and felt homey, but that I didn't have to do anything to in order to have the creativity. Personally, I never decorated a ton renting because it seems like a lot of energy for a year or so of living in the space, and none of the landlords I had put any energy into making the places cozy and warm. Fortunately, I am now in a position to try and create and invest in this vibe for others and hopefully provide one additional homeowner renting for the VLS community that really cares about them and their health. I have put a lot of time into making this place feel comfortable and homey as if you were staying at an aunt's house during your studies. Most of the furniture in the place is beautiful hardwood, locally crafted furniture that will hopefully last for decades and is so soft! The living rooms and bedrooms have recently been renovated and furnishings have been chosen usually with an environmentally-minded approach, from eco-friendly paints to thrift store finds, to solid maple hardwoods, cork flooring, a compost monster friend :), etc. Also, allergies have been considered significantly, with carpet torn out throughout, a couple air purifiers, and washable area rugs for some floor cushioning. [I have lived here for the past year with my double-coated service dog, and even with regular vacuuming, there will probably be some dog confetti left in inconspicuous areas. So, some dog allergens will be present.]

Facts Description: There are three levels.
The front door opens to the middle level. The middle level is tiled and hardwoods. On the tile is the entryway, a kitchen, and half bathroom with washer and dryer (They are old and work, but occasionally they squeak a little, so I close the door). The pathway to the front door is steep, so there is also a little wagon in the entryway to help with moving in and bigger grocery shopping trips, etc. The steep walkway is paved and is pretty good about being shoveled and salted in the winter for safety. There are some old handrails that with winter gloves works well, but unfortunately probably not very accessible for some disabilities:( For able-bodied folks, probably not a second thought. The kitchen is fully prepared for many cooking and baking adventures with a lot glass containers, pans, cooking utensils, beautiful crockery(? not sure if that's the right word), cutlery, pantry space, food processor, blender with glass pitcher. Dishwasher! Old but works:) Electric stovetop and oven if that detail is important for you. Toaster oven and microwave and fridge/freezer. The compost monster lives here too, but could alternatively be in the basement:). The living area on the middle floor is maple hardwoods for the couch and dining table area and a section of cork flooring for yoga or stretching, etc. Beautiful large statement window in the living room. Live plants!
The top level has two bedrooms with maple hardwoods and each with an accompanying bathroom with toilet, sink, and standard tub/shower. Windows in both bedrooms. Yellow room gets more natural sunlight than the pink one, because the pink is closer to the trees:)
The bottom level has a bedroom, living area, and bathroom with shower. Also, the bedroom has sliding glass doors that let in a good amount of light. This year, I think I will not be renting this space out, but if there is a friend group or circumstance that is three people with two cars, I would be open to that as well.

There is propane heating for cold winters. It seems to work pretty well. There are mini-splits in each bedroom and the living room that are amazing. I am going to pay for all utilities(heating, electricity, water, and wifi(I'm also not a big tech person, so I have no idea what type of wifi we have. It works pretty well.🤷🏽‍♀️)) with a reasonable cap that probably won't be met that renters will pay in excessive of--TBD, but I want to encourage people to have heating on in the winter and keep the home not super humid in the summer months. Also, there is baseboard heating that is kind of emergency secondary heating source. Did not need to be used during my time here.

Last notes: My lease is still being drafted for potential renters and should be complete soon-ish, to give idea of timeline. Also, I am full-time renovating at the moment doing finalizing tasks, so feel free to text, call, or FaceTime with questions or interest, and if I don't pick up, I'll get back to you. I'm sort of an old soul and wander away from my phone often. Also, please excuse the clutter in photos--due to the finalizing tasks, I did not prioritize decluttering or having my normal level of organization for taking the photos. Also, for anyone seriously interested, there will be a google form application with some questions, I will run general background check, and ask for two references from two separate landlords for places you have lived in the past five years. (If you have different circumstances, like you've lived in the same place for 7 years, just let me know and we can work something out.)
