Excellent option for VLGS Short-Course Attendees or Visiting Faculty (or 3L Looking to Finish Degree Program as On-Campus Attendee... for Spring/Summer 2026 Terms).
Located just minutes from VLGS, the South Royalton Market (co-op grocery store), coffee shop & in-town restaurants. Public transportation also available through Tri-Valley Transit (see T-VT’s website).
The living area of each of the two street-side basement studio apartments at 35 S. Windsor St. is approximately 350 square feet (including separate bathroom area) & they feature a high-tech air circulation system (same for smaller unit located at back side of building).
All of these partially below-street level studio units are warm in the winter & naturally cool in the summer, so A/C is not required (though landlord does provide dehumidifiers for tenant usage when VT summer humidity levels warrant their use).
Kitchenette in each unit comes with refrigerator/freezer, microwave, cookware, kitchen utensils, dishware, glassware & cutlery.
Amply-sized clothing closet, as well as a built-in pantry, provide storage space in each unit.
Unit #1 (faux wood vinyl floors in photos) has been maintained as a "no animals" space -- as an accommodation to prospective tenants with severe animal allergies -- since being renovated in 2022-2023. It is currently furnished with a full-sized bed stand & foam mattress with hypo-allergenic cover, study desk, lamps, small kitchen table & chairs, chest-of-drawers & streaming service-ready TV screen; a small love seat & easy chair are also currently available for tenant use.
Unit #2 (checker-board flooring in photos) is furnished with a queen-sized bed platform with under-bed & headboard-nook storage (tenant must arrange for own queen-size mattress if existing covered "egg crate" foam topper is not satisfactory), study desk, small table/chair(s), lamps & other furnishings.
Unit #3 (not shown in photos below) has a living area of approximately 320 square feet & is located on the quieter back side of the building. THIS STUDIO WILL BE AVAILABLE FOR SPRING/SUMMER 2026 TERM RENTAL STARTING IN JANUARY 2026, MAKING IT IDEAL FOR A VLGS 3L WHO IS RETURNING TO SORO (AFTER A FALL 2025 OUT-OF-TOWN JOB OR INTERNSHIP) IN ORDER TO FINISH UP A VLGS DEGREE PROGRAM AS AN ON-CAMPUS STUDENT.
Pricing includes trash & recycling pickup (source-separation required per VT state law), heat, hot & cold water, sewer, electricity & speed-limited (~100/50 Mbps) shared WiFi-access Internet service. Internet speed upgrade with direct-to-router ethernet hookup may be arranged with property manager for additional equipment rental fee ($30).
Tenant-owned washer/dryer set-ups are not permitted in these units, although owner is looking at upgrading building plumbing to accommodate additional in-unit washer/dryers & pay-per-use laundromat facilities are available in the local area.
Off-site monthly overnight (24x7) parking permit for one vehicle per unit (VLGS student or staff affiliation required) may be available for an extra charge ($10, with $30 one-time set-up fee payable at time of lease signing).
Insurance requirements: All tenants must provide evidence of renter’s insurance policy, with minimum personal liability coverage of $150,000, prior to move-in date. Previous tenants at the property have used American Bankers, Assurant, Liberty Mutual, Progressive, State Farm, USAA CIC & VT Mutual for their insurance needs & typical annual policy premiums have been in the $100-$200 range (depending on deductibles & other coverage features beyond required minimum personal liability coverage).
Pets: Unit #1 is a "no animals" residence as a reasonable accommodation to prospective tenants with severe animal allergies (e.g., to cat dander, dog fur, bird feathers). Unit #2 & Unit #3 tenant requests to co-house a pet are considered on a case-by-case basis (pet should be spayed/neutered & evidence of any required municipal licensure shown within 30 days of start of tenancy).
