Features include high ceilings in all rooms, three separate bedrooms with large clothes closets, spacious common living/dining area, full bath with tub/shower, high-capacity washer/dryer tower, powder room off the main hallway, fully-equipped kitchen with large capacity microwave, electric range/oven (with range hood), large capacity refrigerator & enclosed 3-season back porch located off the back side of the kitchen (suitable of lounging or dining or just storing your stuff).
Pets: Considered on a case-by-case basis, but the property is pet-friendly all the way down to providing pet-friendly de-icing salt for tenant use in the winter snow season. Should be spayed/neutered & local pet license obtained. Current tenants at the 35 S. Windsor St. property have more than a half-dozen animals between & among themselves, including both pets & assistance animals.
Parking: Off-site monthly overnight (24x7) parking permit for vehicles driven by VLGS-affiliated tenants are available. Driveway parking permits are available only upon showing of good cause (e.g., non-VLGS-affiliated tenant or VLGS-affiliated tenant partner with need for on-site parking of work-related vehicle). Additional permit set-up and/or monthly fees apply for both types of parking.
Furnishings: Apartment common areas are furnished & additional furnishings are located in the three bedrooms. Royalton Common LLC offers a limited selection of bed frames & gently-used mattresses for short-term tenant use, but long-term tenants are (for sanitary reasons) ultimately responsible for providing their own mattresses & bedding.
Insurance: Prior to moving in, each tenant must provide evidence of a valid renter’s insurance policy (identifying Royalton Common LLC as an "interested party" or "additional insured"), with minimum personal liability coverage limit of $150,000 (or $100,000 per tenant for 3-person occupancy in Unit #6). Previous tenants at the property have used American Bankers, Assurant, Liberty Mutual, Progressive, State Farm, USAA CIC & VT Mutual for their insurance needs & typical annual policy premiums have been in the $100-$200 range (depending on deductibles & other coverage features beyond required minimum personal liability coverage).
